Eyre Peninsula farm values maintained

Rates of return excluding capital appreciation have been modest in the past two years for farmers in the Eyre Peninsula of South Australia. A large increase in land values between 2002 and 2004 generated high rates of return including capital appreciation in these years. The growing competition for available broadacre land was a major factor contributing to the sharp rise in land values in 2001. Following drought in 2002 and 2003 and a reduction in profitability, significantly fewer producers have been acquiring additional land, but land prices have remained high. Historically, land values in the Eyre Peninsula have moved with changes in farm incomes.
